This paper explores a new trend in science park development, combining technologies from startups in the incubator, industrial tenant companies, and operational capabilities of the science park. This integration creates a concept of park-industry integration, where science and technology parks not only offer services and space but also provide application scenarios for tenant companies. Tenant companies function as technology integrators, while the park's incubator serves as a technology provider. This model introduces a new helix of technology, industry, and park, resulting in a low-carbon science park. Through park operation and industrial embedding, modular low-carbon science parks can be created as products, adaptable to different local conditions and tailored to specific needs. This approach facilitates coordinated development between the science park and tenant companies.
